Proposed 21-unit subdivision discussed in Hilltown

A plan to build a 21-unit residential subdivision is under consideration in Hilltown and East Rockhill.

The plan, which has not yet received approval, is to construct the units on a property known as the Weidner Tract off the 100 block of South Perkasie Road. Some 17 of the units would be in Hilltown, while four would reportedly fall in East Rockhill.

Attorney Gregg Adelman, a professional on the project, appeared before the Hilltown Board of Supervisors at a public meeting on July 22.

The main topic was whether supervisors would prefer to see the proposed development served by an approximately 1,500-foot-long cul-de-sac or a through-road that would run down steep slopes and cause what was characterized as considerable woodland disturbance.

It’s an issue because the cul-de-sac is proposed to be about three times longer than what’s allowed under local zoning rules in Hilltown. Also, in Hilltown, cul-de-sacs can serve a maximum of 12 properties.

Variances were previously obtained to build the through-road, but the preference of the would-be Weidner Tract developers is to construct the cul-de-sac.

“We’re looking for direction from the board” on how to proceed, said Adelman.

Ultimately, the three-person board of supervisors thought that the cul-de-sac would be the better way to go, primarily because they believed it would cause less disturbance to woodlands and not have to traverse such steep slopes.

It’s important to note, however, that stating the cul-de-sac preference wasn’t an approval; it just gives guidance as the fully-engineered plans are developed.

The project will be up for consideration before the Hilltown Planning Commission and will need final land development approval from supervisors – something that would occur following future public hearings on the project in which residents would be able to ask questions and express concerns or support.
