Sports bar/restaurant plan proceeds in Warrington

The former home to Bar Louie and the Great Barn Brewery at The Shops at Valley Square in Warrington may be seeing a new business.

Warrington’s board of supervisors recently gave a green light to the first step in the process when it approved a liquor license transfer from Middletown Township to the Valley Square shopping complex on Route 611.

Plans for the new operation include a 60-seat bar, a 150-seat restaurant, as well as outdoor seating for 60. Designed to be family-oriented, the owners said they hope to feature one or two sports simulators where customers can test their golfing skill, play virtual bowling, bocci and baseball.

Gary Cardi, Brad Daniels and John Krinis are partnering on the ambitious project, which their attorney, Ed McHugh, said is in the early stages.

The partners have hired an architect to create the reimagined space and a lease agreement is in place, said McHugh.

The landlord and the partners will jointly be investing $1 million in the renovation, the attorney told township officials.

“The footprint of the location will not change. They are investing a substantial amount of money in improvements, mostly aesthetics. The bar location will not change,” said McHugh. Plans include adding a pizza oven.

With a focus on food, McHugh said the culinary side will make up 75% of the revenue and alcohol 25%.

All the partners said they come from the restaurant and hospitality industry. Daniels is a Philadelphia-area chef and all the men have experience ranging from busy sports bars to small restaurants.
